Many of us are always looking for Low cost options for buying flats in Mumbai Sub-urbs either investing money or for staying purpose.
I did some R&D, and came to know, that Thane Sub-urb can fullfill such requirements.
Since Thane is declared as a future Smart city, So, I am trying to search options in Thane sub-urbs.Few years back, Ghodbunder road was an area for investment with low cost options, however, now a days, its one of the most costly plave in nearby Thane Location.
So, Kalher / Kasheli (Place near Balkum), is attracting young investors. Though the place in under Gram Panchayat, and as a result High rise tower options not available here, but still, few good projects (surprisingly economical), are available here.
Following are few Pros and Cons (as per the info, till now I have, However, I am also looking for some feedbacks from you guys), regarding that area:
1. Geogrophically, it is better option that Ghodbunder road / Kasarwadawali, and far far cheaper. (As close as around 8Kms from Thane Station, and 5 Kms from Majhiwada junction), with very good connectivity of four Lane highway (So, no traffic rush, anytime).
2. However, Since, Its just starting for the MMRDA approved projects here, So, as of now, not much people are staying here (As the projects are also under construction).
3. Considering the fast growing property requirements of people, it seems to be next most fast growing area in near future.
4. With the insrease in population in this area, it seems the Monorail project which was put on hold for this area, can be restarted.
5. Since It is gram panchayet property. So, till now, its still not clear, if it will come under Thane or Bhiwandi Minicipal, but mostly, it could be under Bhiwandi.
I am still searching for some blogs / posts where, I can find people who already invested here.
So, lets use this platform in sharing your experiences with respect to this place.
Also, lets share the reviews on new upcoming projects here.

Do you know any details about Maitri Developers who is constructing township there as I am planning to invest? But again...with no major infrastructures like Rail, Mono and Metro route...do you think its good to invest now...considering the present status, will I get healthy appreciation.
ReplyDeleteAs If I buy a property in navi mumbai, i am certain that i would get a healthy appreciation with major insfratructure projects in place. Rail, Metro, Airport, MTHL, Palm beach etc. But there is nothing as such in Kalher and other places in Thane. Also I am damn sure, that the interiors of Thane wont get railway any time. But thats not the case with Navi Mumbai.
About Maitri developers, I visited there once, the project is in Kasheli, and there is a shortcut to go there (via 2 wheeler), , just before the Kasheli Toll (Left side).

I agree that there are few advantages in Navi Mumbai, compared to this place, but please note, the Rates in Navi Mumbai are much highr, and if you want to go for comparable rates like in Kasheli, you need to search flats in Navi Panvel (around 6-7 KMs from Panvel station).

Last Sunday I visited to maitri developers kasheli, in future it will be good connectivity to thane but not sure whtr it is MMRDA approved or not? All the project in kasheli are silent on this point.

ReplyDeleteHence can't comment, while registration of the property we were taken to bhiwandi registration office hence it falls in bhiwandi, connectivity Is good from thane, this will only boost when thane metro construction is started because kapurbawadi is going to
Be a metro station, till now this small town is developing and there are around 6-7
Major townships going on in full swing hence 2-3 yrs from now it's going to be a different story all together, let's wait and watch

DeleteMaitri Devlopers project is approved by Gram Panchayat only.....this is not approved by TMC collector. And they hv temporary NA certificates.

ReplyDeleteThree years back when we decided to buy a flat in kasheli gaon,there was nothing here no good roads,no shops etc so we decided to drop the idea, but now I was surprised to see so much development that has happened in this past three years hence we booked a flat here in sai vaishnu complex a year back since then we have been staying here in a rented apartment,we are quite happy here electricity and water supply is good, internet connection etc everything seems fine everything you need is here and plus it is just ten minutes away from majiwada circle.Also I have heard that there is a bridge coming up connecting ghodbander to kasheli has anybody heard about it?

ReplyDeleteWe have a rowhouse in Neelshilp Cooperative Housing Society, Kalher. The township has 72 rowhouses and is one of the best townships in the area after Puranik Villa.
ReplyDeleteI have lived in this location from 2012 to 2016 and here are my observations of Kalher as a town.
The town is developing more so now than ever. Shops are coming up. Hospitals, Day care and primary schools are coming up.
But there are not many city people who reside in the vicinity. Mostly it is the locals and business community from Rajasthan.
Travelling is an issue, since you have to rely on share rickshaw / share taxi. Bus service is poor.
With the metro connectivity and MMRDA or Thane / Bhiwandi Municipal Corporation taking over, we might see FSI being allocated resulting in towers like in cities.
The good part is that MP who has been elected to represent this region comes from the ruling party. Development is going to definitely happen.

ReplyDeleteI have booked a 1BHK Flat which is located in Chaturvedi Estate, Reti Bundar Road, Kalher in Jan, 2015. As till now as per my experience the Kalher area is been developing at a High rate and now I think my Investment was not wrong, any one can try for it as the project is Registered with MMRDA, Builder work is fast as compare to others, Registeration is done properly, Bank Loan is approved from any Nationalized Banks like SBI, Canara Bank, Central Bank of India, etc.

ReplyDeletei had booked flat of 2 bhk 975 area in 2015 & got possession in this year, same thinking was happening with me but now there is change in kalher . now last month NMMT bus are plying from purna goan to airloi every 10 mins. my flats is also garampanchayat approved and registration done in bhiwandi we have got the kalher garampanchayat tax reciept which is been accepted by toreent power for name change of electricity bill. now major changes u can see in kalher . m staying at orchid jewel complex, so time changes everything

ReplyDeletePlease note that as per mrtp act 2008 notification all the building projects which doesn't fall in municipal Corporation and councils area need to be approved by mmrda. Grampanchayt approval is not valid. While buying please ask builder for mmrda approval.
ReplyDeleteThere are some projects like ozone galaxy and vivanta bliss which are mmrda and rera approved. Also national banks such as sbi, hdfc, lic hfl provides as much as 90% loan to such projects unlike gram panchayt projects.
Please invest wisely.

You can ask for collector's or town planner's approval as it a legal document for such property also check whether tital is clear or not. Please check this and revert coz i am too looking to invest in this area.
